There are four good reasons to put a roofer on your roof when nothing is leaking. You are selling and want to know what the buyer's inspector will find before he does. A home inspector looks at a roof from a ladder and writes "recommend evaluation by a roofing contractor." Vance is the roofing contractor. He walks every slope, lifts shingle tabs to check the seal strip, puts a hand on every pipe boot, and goes into the attic to look at the underside of the deck, where water stains show up long before a ceiling does.
If the roof is sound, you have that in writing with photos. Selling? Get the roof inspected before you list. A buyer's inspector will flag anything he sees, and once it is in his report you are negotiating from behind. Buying? Vance can tell you from the shingles, the flashing and the attic roughly how many years are left, whether it has been patched, and whether there is a second layer up there. That is a number to ask for in repairs, or a reason to walk.
Beryl in July 2024 left lifted shingles on roofs that looked fine from the driveway. Wind breaks the seal strip without tearing the tab off, and the roof leaks in the next hard rain. You get a written report, not a talk beside the truck. Every item Vance found is listed with a photo, where it is on the roof, and what fixing it involves. Items are sorted three ways: needs repair now, watch it, and fine. If a repair is needed, the price for that repair is on the same page, so you can say yes to some, all, or none of it. If the roof is at the end of its life, the report says so and says why. A buyer, an agent or an adjuster can read it and understand it.
