La Marque sits between Highway 3 and Interstate 45, with Highland Bayou running through town and Bayou Vista down the road toward the water. A lot of the housing here is older, and many of those homes have had more than one roof. Some carry a second layer of shingles over the first, a common way to save money and the first thing Vance checks, because an overlay hides the deck and adds weight the rafters were not sized for. Others still have the roof that went on after Hurricane Ike in September 2008, now old enough that pipe boots, ridge caps and valleys are wearing out together.

For a roof that is bald, curling or on its second layer, a full roof replacement with a complete tear off, synthetic underlayment, ice and water shield in the valleys and a real drip edge is money better spent than another patch. A repair is the right call when the shingle field still has its granules and the problem is in one place: lifted shingles along one edge, a split pipe boot, a rusted valley, chimney flashing sealed with roof cement instead of metal. A repair is the wrong call when the roof is on its second layer, the deck feels soft under foot, there are leaks in more than one room, or the south facing slope is bald from the sun. Patching that roof buys a few months. Vance walks the whole roof, not just the spot you called about, and prices both options when both make sense. Replacement price comes down to roof size, pitch, how many layers come off, how much decking needs replacing, and shingle grade. Because a calm rain runs down the shingles the way they were designed, and a bay wind pushes it back up under them. On the windward slope, every lifted shingle, exposed nail head and dried out pipe boot becomes an opening. Rain driven sideways finds every one of them. The fix is to replace the creased shingles, reseal the courses around them, replace the boots and check the ridge cap, which takes the worst of the wind. If the whole windward slope is lifting, the roof is done, and Vance will say so rather than patch it twice.
