Alvin is about fifteen miles from our shop on Boden Street in League City. A lot of the roofs there sit on older houses: one story homes on the streets off Highway 35 and Highway 6, places near Alvin Community College, and acreage homes on the roads out toward Chocolate Bayou. Older houses in Nolan Ryan's hometown come with older roofs, and those need three checks before anyone quotes a job.
The first is layers. Plenty of older homes got a second layer of shingles nailed over the first. That roof runs hotter, carries more weight, and hides the deck. We tear off every layer down to bare wood. The second is the deck. Some older houses have plank decking with gaps between the boards instead of plywood, and some of those boards are soft after decades of small leaks. We check every foot once the shingles are off and replace what is bad. The third is ventilation. Many of these attics have two gable vents and nothing else, and our heat cooks shingles from underneath. A ridge vent with open soffit vents fixes it.

Walk out to the street and look up. Shingles that curl at the edges or cup in the middle are dried out. Bald patches where the granules washed off show as dark spots, and the gutters will be full of grit. Dark streaks down the north slope are algae, common near Chocolate Bayou where the air stays damp, and a sign the roof holds moisture. Then check the attic on a bright day. Pinpoints of daylight mean nail holes or split boards. Stained rafters or a musty smell mean water has been getting in for a while. A dip between the rafters means the deck is soft. Five things set the number. Size, measured in squares of 100 square feet. Pitch, because a steep roof is slower and needs more safety gear. And shingle grade, since a heavier architectural shingle with a higher wind rating costs more than a builder grade three tab and is the better buy this close to the coast. Repair it when the problem is in one spot and the rest of the roof still lies flat with granules on it: a split pipe boot, a bad run of flashing, a few shingles a storm lifted. Replace it when the shingles are curling or bald across whole slopes, when it leaks in more than one room, when there are already two layers up there, or when the deck feels soft under your feet.
