A Honesty Roofing repairs, replaces and inspects roofs in Nassau Bay, about 9 miles from our shop on Boden St in League City. Vance has worked on Gulf Coast roofs since 2009, and the 1960s hip roofs along Clear Lake and NASA Parkway are a type he knows well: old decking, tired flashing and wind lifted hip caps.
Nassau Bay was built for the Apollo program, and most of the housing stock still dates to the 1960s. That means a roof on its third or fourth set of shingles, sitting on decking that is sixty years old. Hip roofs are common here, single story and low pitched. That shape sheds wind better than a tall gable, which matters a block off Clear Lake, but it also means more hip cap shingles, more nails, and more places for a seal strip to let go.
The lake sets the conditions. Salt air rusts galvanized flashing and nail heads faster than it does inland. Sun bakes the south and west slopes and north slopes grow algae streaks. Ike pushed surge into this part of Clear Lake in September 2008, and Beryl put wind on every roof here on July 8, 2024. If your shingles went on after Ike, they are near the age where Vance starts finding cracked pipe boots and creased caps. If they went on before Ike, it is time for a straight answer about how much is left.
Here is what we do in Nassau Bay. Roof repair for leaks, pipe boots, flashing and lifted shingles. Roof replacement with a full tear off, a decking check and synthetic underlayment. Roof inspections with written findings and photos, which a buyer's inspector will want on a house this age. Storm damage repair and documentation after wind or hail. Vance looks at the whole roof, quotes it in writing and does not sell a new roof when a repair will hold.

On a hip roof every hip runs from the ridge down to a corner of the house, and that corner is where wind off the lake hits first. Cap shingles sit bent over the hip with their nails near the edge, so once the seal strip breaks the caps lift, crease and tear one after the other. Water drives under the caps and follows the hip down. The stain shows up on the ceiling at the outside corner of a bedroom, nowhere near the ridge. Vance replaces the caps on that run, nails them in the right spot and hand seals each one instead of gluing the old caps back down. On a full replacement he cuts caps from matching architectural shingle and runs a ridge vent along the main ridge, because these low houses have small attics that cook in August without an exit for the heat.
There is no fixed number for a house built in the 1960s. Five things move the price. Size and pitch. How many layers are up there, because some older homes had a second layer laid over the first and both have to come off. Decking, because plank decking with gaps or soft spots has to be repaired before shingles go on, and you cannot know how much until the tear off. Shingle grade and wind rating. And the number of hips, since caps and cut waste add up. Some homeowners near the water carry a separate windstorm policy with its own deductible, so know which policy applies before you file. We photograph and document the damage. You talk to your adjuster. We do not promise what they will approve.

Age alone does not decide it. If the shingles still have granules and lie flat, and the trouble is one lifted hip run or one cracked pipe boot, repair it and keep the money. If granules are gone across the sunny slopes, if the caps are creased on more than one hip, or if the deck flexes under your foot, patching is money spent on a roof that is finished. Vance walks every slope, looks in the attic when he can, and tells you which one you have. Either answer comes with a written price and no pressure.
A sixty year old deck can have plank gaps, rusted nails and soft spots you cannot see from the shingle side. Vance checks it after the tear off and tells you what he found before new material goes down, with photos.
Roof cement dries and cracks in one summer near the bay. We rebuild wall and chimney flashing in metal, replace split pipe boots with new ones, and weave replacement shingles into the field so the repair lasts as long as the roof.
