A Honesty Roofing repairs and replaces roofs in Kemah, TX from our shop on Boden Street in League City, about six miles away. Kemah sits right on Galveston Bay and Clear Lake, and the wind comes off that water with nothing to slow it down. Inland roofs get the storms. Kemah roofs get the daily breeze on top of them, and that breeze carries salt. Salt eats metal. On a shingle roof that means the drip edge, the pipe boot collars, the vent caps, the step flashing at the walls and the nail heads on the ridge cap. Those parts rust and pit years early. On a metal roof it means the screws, the washers under them, the cut panel edges and the trim. Wind is the other half. Shingles along the eaves and ridge on the slope facing the bay take lift every windy afternoon, and once the seal strip breaks they never lie flat again.
The houses are different too. A lot of Kemah homes near the water are raised on piers, and Kemah has more metal roofs than most towns we work in. A raised home means a taller ladder, more wind on the ladder and a roof you cannot see from the yard, which is a good reason to have someone walk it once a year instead of waiting for a ceiling stain. And any roof that went on after Ike's surge in September 2008 is now past the age where Gulf Coast shingles shed granules and pipe boots split.

It does, but a metal roof near the bay usually fails at the fasteners before the panels. Every summer the panels expand in the heat and pull on the screws. Over the years the screws back out a little and the rubber washers under the heads dry out and crack. Salt gets into the scratch around the screw hole and starts a rust ring, and water follows. The cut panel edges at the eaves and around vents pit the same way, and the trim at the rake and eave goes first because it takes the most spray. The honest repair is to replace backed out screws with a larger screw and a fresh washer, reseal the seams and vent flashings, and swap rusted trim. If the panels are rusting through or the ribs are crushed, that is a replacement conversation, and Vance will say so rather than sell you a year of sealant.
Galveston County is a first tier coastal county under the Texas Windstorm Insurance Association, so many Kemah homeowners carry a separate windstorm policy with its own deductible, apart from the regular homeowners policy. After a wind event like Hurricane Beryl on July 8, 2024, that is usually the policy that applies to lifted and creased shingles. Know which policy you have before you call anyone. What we do is document. Vance walks the roof, photographs every creased shingle, torn ridge cap and bent vent, marks it on a diagram and writes up what he found. You hand that to your adjuster. Salt air makes the call harder, because the metal can be finished while the shingles look fine. Shingles still have granules and lie flat, but the drip edge is rusted, a boot is split or a run of flashing is pitted? That is a repair. Replace the metal, weave in new shingles, done. Shingles bald on the bay facing slope, ridge cap cracked, stains in more than one room? Patching the metal is throwing money at a roof that is finished.
