The fix is not caulk. We pull loose screws and drive new ones a size larger with fresh washers so they bite new metal. We seal laps and cut ends that have started to rust, swap panels that are rusted through, refasten lifted ridge caps, and add closure strips at the eave and ridge where the builder skipped them. Size and pitch come first. A sprawling single story on acreage has more roof than the same square footage stacked on two floors, so it takes more shingles and underlayment. Layers matter: if a past roofer laid a second layer over the first, we tear off both, which is more labor and more dump weight. Decking matters. Soft or rotted plywood gets replaced, and you know the per sheet price before we start. Shingle grade and wind rating matter, and on the Gulf Coast you want a shingle rated for hurricane wind, not the cheapest bundle on the shelf. Metal outbuildings are priced by panel and by how much old fastening has to come out. Your driveway barely moves the price. If a storm did the damage, we photograph everything for your claim and you talk to your adjuster. We do not promise what they will approve.

Look at the slopes from the driveway. If the shingles lie flat, have granules, and the leak is in one spot, it is a repair. If whole slopes look bald, shingles curl at the edges, or there are stains in more than one room, patching is money thrown at a roof that is done. On a metal barn the test is rust. Loose screws and lifted caps are a repair. Panels you can push a screwdriver through are a replacement. Vance walks the house and every outbuilding and gives you a written price for whichever answer is honest.
